2026 Year-to-Date Real Estate Market Report

An increase in the number of single-family homes available for sale across Maine is drawing buyers back into the market. According to Maine Listings, 1,697 homes sold in July, representing a 7.75 percent increase compared to July 2025. The statewide median sales price (MSP) also increased 1.67 percent year-over-year to $427,000. The MSP indicates that half of the homes sold for more and half sold for less. Qualified buyers remain active throughout Maine, and July’s numbers demonstrate the positive impact of increased inventory.

Simply put, more homes on the market are creating more opportunities for buyers—and resulting in more successful sales for sellers. Active listings surpassed 6,200 homes in July for the first time since December 2019, providing buyers with greater choice and helping move the market toward better balance. With 1,697 completed sales, July 2026 ranked as the eighth-strongest July for home sales since 2000. To put that activity into perspective, an average of 77 Maine families purchased a home each business day during July—an encouraging sign of continued demand and momentum in Maine’s real estate market.

Most of the year-to-date 2026 property sales locally have occurred in Waldoboro (46), Bristol (47), Wiscasset (42), and Jefferson (34). Slightly fewer sales have happened so far in Nobleboro (21), Boothbay (26), Boothbay Harbor (26), Whitefield (25), Westport Island (10), Southport (11), Damariscotta (19), Edgecomb (12), Dresden (16), and Newcastle (20). Towns seeing even fewer sales include South Bristol (7), Bremen (7), Alna (6), Somerville (3), and Monhegan Island (0). 

There are 311 single-family homes for sale in Lincoln County (up from 281 in July), with 62% percent of those priced at or above $500,000. The 540 residential sales that have occurred in the last 365 days represent transactions in the range of under $100,000 (2%), $100,000-$249,999 (11%), $250,000-$499,999 (45%), $500,000-$999,999 (31%), and $1 million-plus (11%). The current market absorption rates for Lincoln County homes are 5.6 months (under $100,000), 5.4 months ($100,000-$249,999), 4.3 months ($250,000-$499,999), 8.9 months ($500,000-$999,999), and 14.7 months ($1 million and up). This tells us how long it would take for existing inventories to be absorbed into the market at current rates of sales if no new listings were introduced.
