Maine home sales down in August; values increased
The Maine Association of Realtors reports 1,542 existing single-family homes changed hands in August—a decrease of 10.09 percent year-over-year. Realtors indicate an August median sales price (MSP) of $424,550, an increase of 4.31 percent over August 2025. The MSP indicates that half of the homes were sold for more and half sold for less.
“The August statistics show an overall steady marketplace and the beginning of seasonal adjustments with lower sales volume and slowing price appreciation in some counties,” says Judy Oberg, 2026 president of the Maine Association of REALTORS® and associate broker at Oberg Insurance & Real Estate Agency in Bridgton. “Across Maine, we tend to see motivated and focused sellers and buyers as we move into the cooler months.”
The National Association of Realtors recorded a 1.1 percent decrease in sales of single-family existing homes across the country comparing August 2026 to August 2025. Sales prices of homes sold rose 1.7 percent to a national MSP of $434,800. Regionally, sales in the Northeast decreased 2.0 percent while the regional MSP increased 4.3 percent to $556,900 in August compared to a year ago.
“As additional for-sale inventory comes onto the market, buyers have more opportunities and leverage to negotiate. Properties that are appropriately priced for their condition within their market are getting attention and selling,” adds Oberg. “Whether selling or buying, your local REALTOR® is the best source of relevant data, pricing advice, and negotiating strategy to secure a successful real estate transaction.”

The second chart compares the number of existing, single-family homes sold (units) and volume (MSP) during the rolling quarter of June, July and August (2025/2026).
