May home prices in Maine remained stable; homes for sale increased 26% since April
AUGUSTA (June 9, 2026)—Although Maine home sales eased slightly year-over-year in May 2026, prices remained stable and many additional homes have recently come to market for the spring/summer season. According to Maine Listings, 1,206 single-family existing homes sold in May, and the median sold price of $425,000 was unchanged from May of 2025. The MSP indicates that half of the homes were sold for more and half sold for less.
“As expected, we’re seeing a spring surge of homes for sale across Maine,” says Judy Oberg, 2026 President of the Maine Association of REALTORS® and Associate Broker at Oberg Insurance & Real Estate Agency in Bridgton. “For-sale inventory in May jumped 26 percent from April, with more than 1,000 additional homes listed and available—approaching 5,000 on the market.
“Increased for-sale inventory brings better balance to the market for buyers, and 30-year mortgage interest rates are lower than they were a year ago.”
The National Association of Realtors today reported a national MSP of $434,300—up 1.3 percent - and a sales increase of 3.3 percent in May 2026 compared to May 2025. Regionally, sales of single-family existing homes in the Northeast declined 8.0 percent in May, while the regional MSP rose 4.2 percent to $534,900.
“Because real estate markets vary by location and property type, sellers should begin discussions early with their Realtor to assist with getting your home move-in ready and properly priced. If you’re a searching for a home in these shifting markets, Realtors can help qualified buyers negotiate for success,” adds Oberg.

The second chart compares the number of existing, single-family homes sold (units) and volume (MSP) during the rolling quarter of March, April and May (2025/2026).
