Planning board requires Davis Island developer to resubmit subdvision application
The Edgecomb planning board wants more information about a Davis Island developer’s plan to move a previously approved subdivision’s location.
The planning board voted 3-0 on July 3 seeking more details about The View Development LLC’s request to move one of its three Davis Island subdivision locations. The board responded to a request made by the developer’s agent, Karl Olson of Olson & Associates in Wiscasset. Olson sent a letter asking the planning board to approve the change.
The developer had previously received planning board approval for three subdivisions on the 10-acre lot near the Sheepscot Harbour Resort. In his letter, Olson didn’t give a reason for the change. Board Chairman Jack French described the letter as lacking details on why the developer made the request.
“It appears this may be only a minor change. In that case it may only require us granting him a waiver,” French said. “But if we are going to discuss it, they need to make an new application. The ordinance says if any changes are made then the developer must resubmit a new application.”
The board sent Olson a letter requesting that the developer resubmit a subdivision application.
Other business
Earlier, the board approved a back lot driveway application on Cross Point Road. The lot’s new owner, Leo Jacobsen of Windsor, recently constructed a driveway prior to receiving planning board approval. Jacobsen purchased the property from Robert Burns of Brunswick, who represented both parties in the matter. The board granted approval after determining additional signage wasn’t needed identifying it as a blind driveway.
During a previous meeting, the board decided to research whether a back lot driveway needed to be identified as a blind way.
“The ordinance doesn’t require signage for a driveway,” said committee member David Boucher. “We can’t add it as a condition of approval. So the only thing we can do is approve the application and recommend he puts one up.”
Now that board has sanctioned the new driveway, it allows Jacobsen to apply for permits to build a house on the property.
The planning board will meet next at 6 p.m. on Thursday, July 17 in the municipal building.
