Maine 2026 housing outlook report shows progress and challenges
MaineHousing is excited to present the 2026 edition of Maine’s Housing Outlook Report.
In its second annual release, this comprehensive report offers an in-depth overview of housing conditions and key issues affecting Maine residents.
Drawing on up-to-date data from state and national sources, the report explores the dynamics of housing production, homeownership, affordability, and homelessness, while situating Maine’s housing market within the broader economic landscape, including current trends in inflation and unemployment.
Each year, the Housing Outlook Report serves as a vital resource for policymakers, advocates, and the public.
Featuring a detailed analysis of historical and recent data, paired with expert insights and clear, engaging visuals, this report aims to inform expectations for the year ahead and stimulate an informed, research-based dialogue on Maine’s housing future.
Key highlights from the 2026 report include:
- Housing affordability is the central and worsening challenge in Maine.
- Housing supply remains constrained despite strong affordable housing production.
- Home prices have outpaced wages since the pandemic, reinforcing inequality.
- Mortgage rates and MaineHousing programs are a key stabilizing force.
- Homelessness pressures persist despite signs of stabilization.
“MaineHousing is moving the needle on the state’s housing needs. This annual review reaffirms that, but we know more needs to be done,” said MaineHousing Director Dan Brennan. “With the help of Maine’s Governor and Legislature, and our many partners, public and private, we have dramatically accelerated the rate of affordable housing production, and we are proud of that work. We are also proud of this detailed review of the state of housing in Maine and the guideposts this report will provide in helping policymakers and the public make sound housing investments and decisions moving forward.”
This year’s report incorporates many new charts and graphics to help us better visualize the trends and challenges shaping Maine’s housing landscape.
“MaineHousing remains committed to providing accessible, data-driven tools to support better policy and public understanding,” Brennan said.
