Planning board approves permit for Shore Road addition
The Edgecomb Planning Board voted 4-0 April 7 to approve a building permit for a Massachusetts couple. The board approved Conrad and Susan Wall’s application for building a 28-foot by 16-foot, single-story addition to their vacation home at 335 Shore Road.
The home is a 28-foot by 36-foot single story residence. The structure is 22 feet tall. The owners will remove a 10-foot by 14-foot deck and add two more rooms. The addition includes a new sun room on the side facing the river and a family room facing away from the river, according to the Walls’ application.
The couple needs a building permit because the property is located within the shoreland zone. The residence is 98 feet from the normal water line and 84 feet from the spring high tide mark.
Conrad Wall explained the vacation home will become the couple’s permanent residence. The Walls sold their Beacon Hill condominium in Boston and now plan making Edgecomb their year-round residence beginning this month.
“My wife is from New Orleans. She’s a southerner. We’ve come here and put our resources into the place because she just fell in love with Maine,” he said.
The Acorn Deckhouse Company of Acton, Massachusetts is designing the addition. The firm also designed the residence, according to Conrad Wall. The addition is supported by pilings so there will be no new foundation, according to the application.
A structural engineer licensed to practice in Maine will certify the pilings’ design. Eben Greenleaf of Westport Island built the original structure and he will build the addition, according to Conrad Wall.
“There will be no plumbing in the addition and no filling or land removal,” he said.
The planning board will meet next at 6:30 p.m. on Thursday, April 18 in the municipal building.
