Wiscasset Juntera brew pub and sales room gets new look
Christopher Juntera, who hopes to run a brew pub and beer and wine sales room from two buildings that once held the “Naked Leather” apparel shop on Route 1, had a pre-review by the Wiscasset Planning Board June 24.
He was informed he would need a full site plan review due to the proposed change in use, and a boundary survey was needed, although Chair Karl Olson said a historic boundary survey was available which could be used; he was the one who created it.
Juntera said the residents who had been living in the second building are no longer there. That was one of the holdups when he attempted to get approval last year. He said the larger building would be used for the proposed brewery, while the smaller one will be used to sell beer made on site and wines.
Juntera may ask to be placed on the July 8 agenda if he can get the information needed by then, Olson said. The following meeting would be July 22.
Builder Chet Gruber asked if an open-air weather shield made of wood with shingles and some clear corrugated plastic as skylights would need planning board approval. The shield will cover items in the front of Ames Supply, he said. The board said it did not need to consider the structure under the ordinance.
James Kochan presented some ideas for corrections to the site plan ordinance to deal with parking issues, related to additional residential units in the village, and to better regulate casual rentals, such as AirBnb, which he said is also adding stress to the parking situation downtown.
