Developer proposes residential units in Edgecomb
Land developer Tony Casella has a new idea for his Edgecomb property located on the corner of Eddy Road and U.S. Route 1. Casella wants three condominiums built on the 10.03 acre lot where the Sheepscot Harbour Village Resort’s business office is located.
Consultant Karl Olson outlined Casella’s plans for three residential lots during an April 16 pre-application meeting with the planning board.
Olson said he wasn’t sure if he represented Casella solely, or a group of investors that included him. The property is owned by one of Casella’s business enterprises: The View LLC.
“I’m not sure if Mr. Casella is acting by himself, or as agents for others. Anthony Casella is my contact for this project,” said Olson, who is the owner of Karl Olson & Associates, a land surveying and consulting firm in Wiscasset.
Olson explained the three residential lots would be in addition to the business office. He expected the Sheepscot Harbour Village Resort business office would also serve as the condominiums’ maintenance building. The three units would each encompass 1,133 square feet. The units would have three bedrooms and three bathrooms.
The planning board requested more time to review local ordinances before considering an application. Olson agreed to provide more information at the next planning board meeting in two weeks.
“That will be fine,” Olson said. “There is no hurry. This way I can find some answers to the questions you asked tonight. And it will give the board time to review water and sewer ordinances.”
The proposal replaces one Casella submitted last year. He submitted an application to build a two-story 48 unit hotel on the property. The planning board placed several conditions on the proposal. Among those were a traffic impact study, approval by the state fire marshal’s office, and water and sewer studies.
According to Olson, a study showed traffic wouldn’t be negatively impacted by a hotel. The fire marshal’s office found no problems with the application, according to Olson.
The hotel project became bogged down over questions about sewer and water access. Board chairman Jack French told Olson that a building permit would be contingent upon favorable sewer and water studies.
The planning board will hold a second pre-application hearing with Olson during its next meeting at 6:30 p.m. on Thursday, April 30 in the municipal building.
