Planning board sets March 31 public hearing
The Edgecomb Planning Board approved the final draft of the revised land use ordinances March 17 and scheduled a public hearing for 6:30 p.m. on Thursday, March 31 in the municipal building.
The Ordinance Review Committee began revising all five articles of the town’s land use ordinance over a year ago. The committee worked to eliminate inconsistencies between local and state regulations.
In other action, the board unanimously approved a building permit for two Mill Road residents. The board approved a permit for Ann Budner and Harry Hollenberg for constructing a pier, ramp and float along with skidway and ramp at 192 Mill Road.
Engineering Consultant Lauren Stockwell of Stockwell Environmental Consulting, Inc. represented the applicants during the meeting. She reported her clients received all the required Department of Environmental Protection and Army Corps of Engineers permits.
The board referred another resident’s inquiry to a lawyer. John Gosselin lives at the former Tammy’s Kitchen location on Route 27. He and his wife lived in the building’s second floor and previously operated the first floor as a day care center. The Gosselins now live on the first floor. They rent the second floor apartment. Gosselin inquired about creating another apartment on the second floor.
The planning board advised he seek a legal opinion prior to submitting an application.
“There are too many unanswered questions about whether this is a subdivision or not. We need to have that cleared up first,” said Chairman Jack French.
The board was hesitant in making a decision because the property sits on 1.25 acres. The town ordinance requires one acre of land per each additional unit. The board advised that a lawyer could determine if any grandfathered clauses existed and applied to any new applications.
The board will meet next at 6:30 p.m., on Thursday, April 14 in the municipal building.
